Realtor Instructions for the Sale of Condominiums

The following points are intended to answer common questions that real estate agents have when selling condominiums. As the managing agent of many homeowner associations, we desire to help buyers, sellers, and real estate agents complete their transactions quickly and easily. After obtaining a listing:

 

  1. One standard real estate sign not to exceed 30 inches by 24 inches without any large wooden posts may be set in the ground. A metal stake should be used.
  2. One keysafe or lockbox may be attached to the entry gate or nearby fence.
  3. Entry gates to the association may not be propped open as this creates a security risk. Someone will need to be available during showings to open and close any entry gates.
  4. The real estate sign and lockbox or keysafe must be removed within 1 day after the close of escrow.
  5. The management company does not provide legal advice or interpret documents. Agents should obtain and read a copy of the associations CC&Rs and Rules and any other document from the seller or preferably through escrow. If you need assistance, you should contact an attorney.
  6. Copies of board minutes or other documents can be requested by the escrow or lender.
  7. Vendor's, questionnaires and demands can be requested by the escrow or lender.
  8. Escrow or the lender should contact our office concerning fees.
